The process, step by step

Walk the building

We meet on site, see the real conditions, and listen to what matters to you and your tenants.

Detailed written quote

Scope, products, prep and schedule — line by line, with a fixed price. You approve before anything starts.

Step 3

Plan & sequence

We agree dates, access, and how we'll phase the work so the building keeps running. Notices drafted for residents if needed.

Step 4

Prep first

Protection, repairs, patching and priming — the unseen work that decides how long the finish lasts.

Step 5

Paint & check

Low-VOC application, tidy crews, daily clean-up, and quality checks as we go — not just at the end.

Step 6

Walk & sign off

A punch-list walk with you or your PM, touch-ups done, and the space handed back ready to use.

The building keeps running. Phased and after-hours work, clear access, exits and corridors kept usable.

People are kept comfortable. Low-VOC products, dust control, and notice before disruptive work.

Common questions about working with us

Can you paint while the building stays occupied?
Yes — it's most of what we do. We phase the work, use low-VOC products, and keep corridors, lobbies and exits usable throughout.
How long will my project take?
It depends on scope and access, but you'll get a schedule with your written quote — and we stick to it, sequencing around your building's needs.
What happens if something comes up mid-project?
We stop and quote it before doing extra work. The price you approved doesn't change unless you approve a change first.
Will you handle resident notices and coordination?
We can draft resident/tenant notices and coordinate access with your property manager so everyone knows what's happening and when.
What do you need from us to quote?
Just access for a walk-through. We'll see the real conditions on site and send a clear, detailed written quote — typically within a few business days.
